Our Process

How a New Home Gets Built With Us

Building a house is really a long list of decisions. Our job is to make sure you always know which decision is next, what it costs, and who is responsible for getting it done. Here is the whole path, from the first walk across your land to the day you get the keys.

1. Land & feasibility

We walk the property with you and look at what it will really support: access and gate width, drainage, utilities or well and septic, setbacks, flood considerations and the soil under the pad. This is where we tell you honestly whether the land is a good fit for the home you have in mind.

2. Budget & scope

We put real numbers on the table before you commit to anything, itemized line by line. Most builds come down to three buckets — the land, the house, and preparing the site. You will see how each choice moves the number while there is still time to change it.

3. Design & selections

Plans, layout, roofline, windows, flooring, cabinetry, countertops and finishes. We work through it with you and price the choices as we go, so your selections and your budget stay in the same conversation.

4. Contract, permits & drawings

Once the drawings are right, we sign a clear scope, set a realistic schedule, and handle permitting and coordination. That means the city or county having jurisdiction, HOA review where it applies, utility coordination and any required engineering.

5. Site work & foundation

Clearing and pad, driveway, water and power, then the foundation. Central Texas caliche and limestone and the expansive clay around Tomball behave completely differently, and the foundation is engineered for the ground it actually sits on — not for the average.

6. Framing, roof & rough-ins

Frame, roof dry-in, then rough plumbing, electrical and HVAC, followed by inspections. This is the stage where the house stops being a drawing and starts being a building you can walk through.

7. Insulation, drywall & finishes

Insulation and drywall, paint and stain, then cabinets, counters, tile, flooring, trim and fixtures. We protect finished surfaces as we go, and keep the site clean rather than leaving it for the next trade.

8. Final inspections, walkthrough & aftercare

Final inspections, then a walkthrough where you point at anything that is not right and we fix it. After that, warranty items come back to us directly. Workmanship and materials are covered for a year, with longer coverage on the systems and the structure — spelled out in writing before you sign.

What we need from you

  • Decisions when the schedule needs them, so the next trade can start
  • Access to the property and a way for crews and deliveries to reach the pad
  • One person we talk to, so nothing gets lost between two answers
  • Honest feedback as the build goes — tell us early and we fix it early

Where we build

Clifton and the surrounding Bosque County communities, and Tomball with the northwest Houston area. If your land sits just outside those areas, ask us anyway — we would rather tell you honestly than take a job we cannot serve well.

Common questions

Our process, answered

It depends on the size of the home, how much site work the land needs and material lead times. We give you a schedule up front and update it weekly, rather than promising a date we cannot hold.

Yes, though changes are cheapest before framing. We price every change order in writing before the work is done, so you always know what a decision costs before you make it.

No. Bringing us in early means we can work through layout and budget with you, so the plans you end up with are ones you can actually afford to build.

One point of contact who is responsible for the work. You are not passed to a call center or left guessing who to ask.

We walk the home with you and fix what you find. After that, warranty items come back to us directly — we spell out what is covered, and for how long, in writing before you sign anything.
